ONE POINT OF CONTACT
How Verdi Estate helps you
We help you build a document checklist, request available information from the developer or seller, arrange viewings and coordinate practical appointments with your independently appointed lawyer, bank and notary. We can help identify when translation or a power of attorney may need to be discussed with those professionals.
Before work starts, we agree the scope of our coordination. Legal, tax, banking, translation and notarial services are separate appointments with their own terms and fees. Verdi Estate does not issue NIEs, approve mortgages, certify legal title or replace independent professional advice.
Have an independent lawyer review the property and contract, and consult your chosen notary. A reservation or deposit agreement can create binding obligations.
Documents you may need as a buyer
The exact list depends on your nationality, tax residence, marital status, financing and the property. Your lawyer, bank and notary should confirm it for your purchase.
- Valid identity document and NIE / NIF
- Prepare valid identification for each buyer. Foreign buyers normally need a Spanish NIE for the transaction; Spanish buyers use their DNI / NIF. A NIE identifies you for administrative purposes and is not a residence permit. Consular applications generally involve the EX-15 form, identity evidence, the reason for the request and the applicable fee; check the responsible office’s current instructions.
- Personal and ownership details
- Confirm names, addresses, tax residence, intended ownership shares and marital regime with your lawyer or notary. They may request marriage documents or supporting evidence where relevant.
- Proof of funds and payment arrangements
- Banks may ask for evidence of the source of your money and professional activity. Depending on your circumstances, this could include bank statements, tax returns, payslips or evidence of a previous property sale. Agree the accepted payment method before completion and verify account details independently before transferring money.
- Mortgage file, if you are borrowing
- Your lender determines its income, debt, valuation and identification requirements. Before a covered Spanish mortgage is signed, the lender must provide the FEIN personalised offer and FiAE warnings with the required advance notice—normally at least ten calendar days under national rules—and the notary must complete the required prior advice process. Ask your bank and notary to confirm the applicable timetable.
- Power of attorney, if someone signs for you
- A suitably drafted power can authorise a representative to act within its stated scope. Agree the wording with your Spanish lawyer and the notary who will use it. Foreign documents may need an apostille or legalisation and a sworn translation, depending on the document and issuing country.
We help you keep track of requested items and appointments. Send sensitive identity and financial documents only through a secure channel agreed with the professional who needs them.
Documents to request about the property
Your lawyer should check the seller’s authority and the property’s legal situation. A current nota simple helps identify the registered owners, property and registered charges; it is not a substitute for the wider due-diligence review.
- Title deed, registry details and cadastral information.
- Energy performance certificate and its registration where required.
- Property-tax information, community debt certificate where applicable, and known community expenses or approved special charges.
- Planning and occupancy documentation applicable to the property and municipality.
- Plans, specifications, included parking or storage, and agreed fixtures.
Verdi Estate can request and organise the information available from the seller. Your lawyer and, where necessary, an independent technical specialist assess its sufficiency and any discrepancies.
Extra safeguards for a new build
For off-plan purchases, ask your lawyer to verify the building licence, developer and land position, plans and specifications, payment schedule, delivery terms and remedies for delay. Where advance payments are taken, Spanish building legislation provides for safeguards including a special account and the applicable individual guarantee or insurance; the guarantee obligation is tied to obtaining the building licence.
Do not assume a brochure or a developer’s general policy protects your specific payments. Have your lawyer check the guarantee documentation and coverage before paying. Before handover, request the applicable completion and occupancy documents, energy certificate, building book, relevant insurance and warranties, and arrange a snagging inspection.

Signing, taxes and receiving the keys
Your notary prepares the public purchase deed (escritura pública de compraventa) and checks the formal requirements. Your lawyer helps you understand the final documents, payment arrangements and any outstanding issues before signing.
New-home purchases subject to VAT generally also involve stamp duty (AJD); resales are generally subject to transfer tax (ITP). The actual treatment, rates, reliefs and deadlines depend on the transaction and applicable rules. Request an itemised, current completion budget from your adviser rather than relying on a single percentage estimate.
After signing, coordinate tax filings, Land Registry submission, utility accounts and community-owner details with the professionals responsible. Keep the deed, tax receipts, registration evidence, warranties and handover records together.
Common buyer questions
Do I need Spanish residency to start a property search?
Non-residents can generally purchase property, subject to the rules relevant to the buyer and location. Buying a home does not itself grant residency or a right to remain in Spain. Discuss immigration plans separately with a qualified adviser.
Can Verdi Estate obtain every document for me?
We help organise requests and practical appointments, but public authorities, sellers and appointed professionals issue or verify the documents. Availability, timing and the services needed vary. We do not guarantee approvals or completion dates.
Can I buy without travelling for every appointment?
Some steps may be handled through a representative with an appropriate power of attorney. Confirm which appointments require your presence and what form of power is accepted before booking travel.
Are all legal and administrative costs included?
No blanket inclusion is assumed. Ask for written confirmation of Verdi Estate’s agreed services and a separate breakdown of professional fees, taxes, bank charges and registration costs.
