At a glance

  • Confirm the legal right, exact space and inclusion in the agreed price.
  • Match the contract, title information and plan to the space you view.
  • Test vehicle access and the complete walking route to the home.
  • Distinguish a private enclosed storeroom from an open shared storage or bicycle area.

A home advertised with parking or storage deserves a closer look at both the paperwork and the space itself. Whether you are comparing a new apartment in San Miguel de Salinas, a resale in Torrevieja or a house in Orihuela Costa, establish exactly what is included before relying on it in your decision. A photograph of a garage does not identify the right being sold.

Identify the right attached to the property

Ask whether the parking or storage is a separate private property, an annex linked to the home, or a common area with a defined use right. Spain’s Horizontal Property Law addresses annexes in the property description; a BOE-published 2021 decision also discusses different legal configurations. The individual title must establish which applies. [1][3]

A painted number, remote control or long-standing use is not enough to settle that question. Ask your independent solicitor to explain the ownership or use right, any link to the home, and whether separate sale or letting would be possible. Do not assume you could later sell the space independently.

Match the documents to the exact space

Request the seller’s title, current registry information and a plan identifying the parking bay and storeroom. The Consejo General del Notariado recommends checking ownership, charges and community information before purchase. Have the solicitor identify any separate registered property that also needs checking. [2]

Match the building, floor, bay number and storage number across the offer, contract and plan. For a new build where allocation is pending, request the allocation process, relevant plan and written contractual inclusions. Keep an agency reference distinct from a developer’s apartment or parking number. Resolve discrepancies before paying a reservation.

Test access with your actual needs in mind

Visit the entrance, ramp, corners and bay, rather than inspecting only the parking rectangle. Measure usable width, length and height where necessary, including obstructions, and consider opening doors, loading shopping or handling a child seat. Test with the intended vehicle when permission and site conditions allow.

Walk from the space to the apartment door with the items you normally carry. Check gates, lifts, steps, lighting and access arrangements. Underground parking does not by itself confirm a step-free route. A visitor bay, roadside availability and a private allocated space are different things; record which one the property actually provides.

Inspect what “storage” means in practice

Ask to see the exact storage provision. A lockable private room differs from an open bicycle area or shared basement zone. Check the entrance, internal usable space, ventilation and signs of damp, and ask about permitted contents and access rules. Do not count a storage area as residential living space.

For bicycles or bulky equipment, check the whole route through doors and lifts. If charging matters, ask the community and a qualified installer what is possible and what process and costs apply. A socket or an advertised pre-installation is not confirmation of a working, permitted charging arrangement.

Confirm price, costs and handover details

Have the agreed parking and storage inclusions recorded in the contract, including any separate price. Ask for applicable community charges, current payment status and approved works affecting the garage or access. The notarial buyer guide specifically recommends checking community fees and approved extraordinary payments. [2] Request a transaction-specific tax and cost breakdown rather than assuming an annex is cost-free.

At completion or handover, reconcile the final identifiers with the documents and check keys, remotes and access permissions. Keep copies of the plans and written answers. Verdi Estate can help request available information for the shortlisted home; your independent solicitor should confirm the legal position and contractual wording.

Parking and storage questions before you reserve

Does “parking included” guarantee a private enclosed garage?

No. Ask for the exact space and legal configuration. An allocated bay, enclosed garage and common parking area offer different arrangements.

Can I sell the parking space separately later?

Do not assume so. Its link to the home and title configuration matter; have your solicitor check the actual documents. [1][3]

Is an open bicycle area the same as a private storeroom?

No. Confirm whether the provision is shared or exclusive, enclosed or open, and what access and storage rules apply.
